10 Signs Your Kent Home Needs Rewiring in 2026

Electrical wiring does not last forever. Most UK domestic wiring has a lifespan of 25 to 40 years before it begins to degrade — and properties built before 1970 often have wiring now well past its safe working life. Knowing the signs that your home needs rewiring could prevent a fire, an electric shock, or a costly emergency. Here are ten warning signs that Kent homeowners should look for.

The first and most obvious sign is the age of your property and its wiring. If you live in a Victorian, Edwardian, or pre-war house in Dartford, Gravesend, Rochester, or Canterbury, and you do not know when the wiring was last replaced, it is likely overdue for assessment. Properties built before 1966 may still have original rubber-insulated wiring, which is now considered life-expired and should be replaced as a matter of priority.

The second sign is the type of consumer unit you have. An old fuse board with rewireable ceramic fuses and no RCD or RCBO protection is a strong indicator that the installation is old enough to need full replacement. Modern consumer units contain circuit breakers and residual current devices that respond to faults in milliseconds — old rewireable fuses offer minimal protection by comparison.

The third sign is frequent tripping of circuit breakers. If a particular circuit trips repeatedly even when not overloaded, it may indicate a fault or deterioration in that circuit. Frequent unexplained tripping should always be investigated by a qualified Kent electrician.

The fourth sign is discolouration, scorch marks, or burn smells around sockets or switches. These are serious warning signs of overheating from loose connections, damaged cable insulation, or overloaded wiring. Stop using any affected socket or switch immediately and have it inspected without delay.

The fifth sign is persistent flickering lights. Persistent flickering on the same circuit often indicates a loose connection or damaged cable that needs investigation beyond just changing a bulb.

The sixth sign is round-pin sockets or black bakelite fittings. These date from before 1960 and are a reliable indicator that the wiring behind them is also original. These sockets do not accept modern square-pin plugs and are almost certainly connected to outdated wiring.

The seventh sign is not having enough sockets. Old properties were built when homes had very few electrical appliances. If you routinely use extension leads and multi-way adaptors, your installation was designed for a different era. Overloaded extension leads are among the most common causes of domestic electrical fires in Kent.

The eighth sign is a failed EICR. If your Electrical Installation Condition Report has identified C1 or C2 coded defects affecting the wiring itself, a rewire may be the most efficient way to address multiple issues in one project.

The ninth sign is dampness or rodent damage. Damp penetration and rodent activity both damage cable insulation, potentially creating exposed conductors in wall cavities. If your property has suffered water ingress or shows evidence of rodent activity, wiring in affected areas should be inspected and likely replaced.

The tenth sign is planning a major renovation. If you are extending, converting a loft or garage, or undertaking a full kitchen or bathroom renovation, reviewing the wiring at the same time makes excellent sense. Running new circuits while walls are already open is far more cost-effective than retrofitting later.

If any of these signs apply to your Kent property, the best first step is to commission an EICR from a NICEIC-registered electrician. The report will tell you the condition of your installation, identify specific defects, and help you decide whether a partial or full rewire is the right approach.
